EYA Grosvenor Heights: $20,000 in closing costs paid through June 30th

April 8th, 2016

EYA Grosvenor Heights

EYA Grosvenor Heights: $20,000 in closing costs paid through June 30th!

Curious about the luxury elevator EYA Grosvenor Heights town homes nestled in a wooded enclave near the Grosvenor Metro in Bethesda? Contact me today for a tour!

Should you fall in love with one of these luxurious home models, and we work together to write a contract between now until June 30th 2016, Dana Scanlon will pay $20,000 towards your closing costs at the time of settlement. It always pays to have an experienced real estate professional at your side when purchasing new construction, and at the EYA Grosvenor Heights elevator town homes it pays even more, now through the end of June 2016.

These unique contemporary homes by EYA are spacious, light-infused, and filled with all the modern amenities for today’s lifestyle, as well as being a prime example of responsible green living. Floor to ceiling aluminum clad windows bring in the light, and keep out the noise and elements. The living area, dining area and stunning kitchen flow seamlessly for entertaining, with optional balconies and decks expanding the living level. On a beautiful evening, whisk your guests to the roof top deck for cocktails by the fireplace.

The second level of the homes is where you will find the bedrooms with abundant closet space, laundry area, and en suite master bath with frameless glass walk in shower and dual sink vanity. Whether in the kitchen or the bathrooms, all the cabinetry in the home is sleek and modern.

The townhomes range from 2523 square feet of interior space all the way up to 3433 square feet, with many upgrades already incorporated into the sales price of currently available homes. Contact me for the floorplans and current price list. As always, the end units command a higher price, but the extra light can be worth it. Many homes will be ready for delivery in 2016, with more to come next year.

All three models come with optional multi-generational suites on the walk in level, for guests and live-in relatives. The suite in the Cameron Model, the largest model offered by EYA, includes a living-dining space in addition to the bedroom and en suite full bath.

Built to LEED for Homes standards, this enclave of townhomes is situated within short distance to the Grosvenor Metro, and the world renowned Strathmore Hall. Wildwood Shopping Center is minutes away. A walking path winding through the community connects to the Fleming Park / playground and the Bethesda Trolley Trail. Rock Creek Park is just across the Pike. There is plentiful parking available for guests and large gatherings in the evenings and on weekends, when the non-for-profits who utilize the small office building on site are closed.

EYA was twice named America’s Best Builder, and was awarded Gold in the 2015 National Housing Quality Award.

Call me today, so I can provide you with details on this exceptional and one of a kind offering, and to schedule your tour of EYA Grosvenor Heights homes tomorrow!

Are scam artists taking over Zillow?

January 15th, 2016

Are scam artists taking over Zillow? It sure feels that way this week. As a Bethesda premier agent on Zillow I appreciate that many buyers use it as a tool for research and to do their due diligence. However, this week alone I have been contacted by four buyers so far, (the week isn’t over) asking me about 7 so-called for sale by owner properties in Bethesda priced well below market value. It feels like a veritable epidemic of scammers trying to part unsuspecting buyers from their money. This has been going on for a long time. But there has been an exponential increase in this type of fraudulent activity since the beginning of the year. I’m sure these so-called FSBOs are going to try to convince buyers to make some kind of a deposit before “we can let you see the house, because there is so much interest.”

Don’t be fooled. If an $800,000 house is being advertised for $500,000, it’s too good to be true. Call me or my team and we will take you by the hand and find you the real properties that are on the market, and even some that are not on the market yet! We will help you make sure you are solidly prequalify, help you with your due diligence, advise you in making the offers so that you can get the house you want, at the best possible price the market will be allow, and still have all the protections allowed by law.

How to Appeal your Bethesda/Montgomery County Property Tax Assessment

January 12th, 2016

Shocked by your new Bethesda property tax assessment just received in the mail? You have the right to appeal your assessment —  and I can provide you with the ammunition to do so!

If you are surprised to see a higher than expected valuation of your Bethesda, MD or nearby Montgomery County home, it could be worth your time to appeal the assessment. If you have just received a “new market value” assessment, there is no time to waste.

The tax assessors take into account a variety of recent neighborhood sale factors. Perhaps your home is not as upgraded as several homes nearby that recently sold at premium prices. The tax assessor doesn’t knock on your door to see if you just installed new kitchen cabinets, stainless steel appliances and granite counter tops. Just like the infamous “zestimates” the tax assessor’s office is wrong more times than it is right.

There is no reason to pay more taxes than necessary. If you feel the valuation is off, plan to make a written appeal, and if successful, that could save you some bucks over the next 3 years.
The first step in appealing is to prove that the true market value of your property is below the assessed value. I can help you in that process with a comparable property sales analysis from the last few months which will show the current market value of your property. So this is where I come in, with my offer of a complementary Market Analysis. Over the years, many Bethesda and area homeowners have been successful in appealing their property taxes with the information I have provided them.

For properties located in Bethesda, Chevy Chase, Kensington, Rockville or Silver Spring, just call me. I will ask you to send me a description of the home, its condition, list of any upgrades you have made, if any.  I will send you a free Market Analysis Report that you can use for the appeal. Use the back of your new Tax Assessment Notice to file the appeal along with my CMA report.
